Retail

Many of the shopping centres we have worked on are in rural locations that have minimal architectural or town planning input. These malls are an inspiration to us because they provide a positive focus to an otherwise disordered and poorly serviced environment. We strive to provide the best service within the often contrained budgets and time frames of the developer.  A number of these projects have, with the support of the developers, involved local artists, craftsmen, schools and children, in producing artwork. These malls go beyond being convenient retail outlets by providing communal socialising space for local residents.

Carletonville Mall

KHUTSONG, GAUTENG

Shopping Mall

26 000 m 2  GLA

Carletonville Mall is situated a few kilometers beyond the mining town of Carletonville and opposite Khutsong township.

The mall is 26 000m2 GLA with 90 shops Pick n Pay, Choppies and Woolworths as the anchor tenants. The site is an exposed spot in the mining landscape. The idea is to offer retail opportunities against this harsh landscape. The area experiences uncomfortable climatic extremes, with hot and cold temperatures, wind, dust and thunderstorms.  For this reason, the Mall is a closed (covered and closed from elements) Plenty of high level windows provide natural light to the mall during the day and light spring greens provide a relief from the arid landscape.

The food outlets, which can continue operating after-hours for the convenience of residents, are located in the centre, outside the Central Mall Doors. The food outlets surround a small entertainment plaza with a children's play area.

Article on Phumulani Mall in Construction Review

The single storey mall stands on a 5.56-hectare triangular stand and is situated alongside the main Olifantsfontein Road in Tembisa.

The mall, comprising of 58 shops, has Shoprite as the anchor tenant at the apex of the triangle, Cashbuild on the one wing and the health service providers on the other.  The food outlets, which can continue operating after-hours for the convenience of residents, are located on the exterior of the south side of the centre, between the two entrances. Covered walkways connect the two wings to the central mall, unifying the building along its length.

One of the project’s major challenges was the tilt-up method of construction used for the concrete infill panels. The system involves wall panels being cast on the ground and then lifted into position by crane.
